It started with a vision. A desire to create a place so master-fully planned it would surpass any other. To do so required a commitment unusually broad in scope. Lantana added a second elementary school and middle school on the northern border of the community allowing Lantana children to attend school from kindergarten through middle school within their own neighborhood.

What is a homeowner's association?
A homeowner’s association (HOA) is a non-profit corporation registered with the State of Texas and managed by a duly elected Board of Directors. Its purpose is to maintain all common areas and to govern the community in accordance with the provision of the legal documents: CC&R's, Bylaws, and Articles of Incorporation. The governing legal documents for the Association may be viewed upon request. The corporation is financially supported by all members of the HOA. Membership is both automatic and mandatory.

What are the CC&R'S?
The Covenants, Conditions and Restrictions (CC&R's) are the governing legal documents that establish the guidelines for the operation of the community as a non-profit corporation. The CC&R's were recorded by the County recorder's office of the County in which the property is located and are included in the title to your property. Failure to abide by the CC&R's may result in a fine to a homeowner by the HOA. The governing legal documents for the association may be viewed upon request.

What is included in HOA dues?
HOA dues include CoServe security system and monitoring, a password-protected community Intranet website, front-yard maintenance based on 40 mows per year, amenity use, access to all community events & upkeep and common area maintenance for all residents, as well as Grande Communications basic cable television in many neighborhoods.

What is included in Front Yard Maintenance?
Front Yard Maintenance includes mowing, edging, fertilizing three times yearly, trimming shrubbery, turning flower beds and applying insect control. It does not include trimming of trees, planting of shrubbery, trees or flowers, irrigation maintenance or mulching of flowerbeds.

What is the Architectural Review Committee?
The Architectural Review Committee (ARC) is a board responsible for implementing and maintaining the architectural guidelines for every structure and residence constructed within Lantana. Containing unmatched detail and restrictions, the ARC reviews every permit to ensure the quality of the community as well as home values are always increasing.

How does the Lantana Education Foundation Operate?
The Lantana Foundation was created to fund projects such as advanced educational programs and scholarships for Lantana students, as well as religious, scientific, literary or other charitable endeavors. It is funded by one-half of one percent of the sale of all real estate sold or transferred within Lantana both current and future. Paid by the developer at the time of lot sale, builder at home sale, and then resident at re-sale, all funds go into this permanent foundation. To date over $3 million dollars have been granted through the Foundation to DISD. This unprecedented commitment is helping to build Lantana's reputation as one of the country's most "education-friendly" communities.
